We are open all year except at Christmas and in January. |

| Large guests' bathroom with bath, WC and power-shower cubicle . This is shared by the twin and non ensuite double bedded room. |

| Full English breakfasts from 8 am with fresh, free-range eggs: also pure fruit juice, home-made bread, toast, cereals, real coffee, tea, etc. |
| Good dogs are made welcome. Please book in advance. |

| Good meals are available at local pubs and many with excellent food within 10 minutes drive. We have one pub within walking distance. It serves drinks and snacks. |
| At bank holidays we only accept bookings for two nights or more so that we can accommodate guests on short breaks. We are not open at Christmas or the New Year. |

| Access statement Our three bedrooms are up a 12 step double, open-plan staircase with stout banisters. This staircase is also the only emergency exit from upstairs. The front door is accessed via 4 broad garden steps with no handrail. The back and patio doors are accessed by a 5 inch cill. There are no lifts or stair lifts or special arrangements for the disabled or infirm, who cannot manage the stairs and steps without assistance. |
